As the low interest rate trend is maintained and the guaranteed rent ratio increases, the importance of research on the conversion rate of key money deposit to monthly rent is increasing. In addition, the law on the upper limit of the conversion rate is expected to increase the legal compliance with the upper limit. However, previous studies on the conversion rate structure have analyzed only with the global variables and emphasized the necessity of the conversion rate structure including local variables in many studies. Therefore, in this study, local variables are additionally considered for the conversion rate structure, and the determinants of the conversion rate by spatial unit are analyzed. The fixed effect model and the GWR analysis were used for the determinants analysis. The influence of the local variable of the conversion rate, which varies according to each model and spatial unit, was confirmed. Using the local variables for the conversion rate confirmed in this study, it will be possible to set the conversion rate of key money deposit to monthly rent at local areas.
